  • Items we need from you when it comes to the Mortgage Process

Providing all of the required documentation ensures that we can efficiently process your mortgage application. Depending on your personal situation some of the following may be required;

Purchasing a Home

• Agreement of Purchase and Sale
• MLS Listing
• 2 pieces of personal identification for all parties involved

Refinancing or Renewing your Mortgage  

• Most recent mortgage statement 
• Most recent property tax statement
• Copy of home insurance policy
• 2 pieces of personal identification for all parties involved

Income

Please review for the option that applies to you

Hourly or Salary individuals:

• Recent pay stub(s), must be dated within 30 days of your application
• Letter of employment
• Should you have fluctating income due to bonuses, over-time, shift premiums, etc, we will require the last 2 years T4's

Self-Employed individuals:

• Notice of Assesments (NOA's) for the last two years
• T1 Generals for the last two years
• Articles of Incorporation or Business License

Part-time or Seasonal individuals:

• Recent pay stub(s), must be dated within 30 days of your application
• Notice of Assesments (NOA's) for the last two years
• T1 Generals for the last two years

Down Payment 

• 3-month history of savings/investments/RRSP
• Gift letter (we will provided you with this, should any portion of the down payment be gifted from an immidiate family member)

Other

• Void cheque
• Contact information for your lawyer: name, address, phone and fax numbers
• An appraisal of the property may be required, we will order this for you
