Renewals are a hot topic, especially with the current interest rate market. So, let’s talk about what you need to know and do before your renewal. As of right now, I’m talking to all the people coming up for renewal in 2024 and 2025. These next two years are going to be crucial in terms of planning. So, let me give you a checklist to follow to prepare for your renewal.

Everyone’s first step

  • Confirm your actual renewal date. You can find this on your original mortgage commitment.

For mortgage renewal in the next six to eight months (November 2023 to June 2024);

  • First, call your current lender, ask the following questions, and write down the answers to review:
    • What is the current mortgage balance?
    • What is the current mortgage payment without property taxes?
    • Can I renew early?
    • What renewal rate are you offering for the following terms: 2, 3, 4, 5 years?
    • What is my current amortization?
  • Once you have these answers, call us, and I will review the options with you, and together, we will make a plan for your renewal.

For mortgage renewals between nine to twenty months (July 2024 to July 2025);

  • First, call your current lender and ask the following;
    • What is the current balance?
    • What is the current mortgage payment without property taxes?
    • What is the current amortization?
  • If you do not have one, create a household budget.

Once you have these answers, call us, and let’s work on projections of where you will be for your renewal. Let’s work on a plan.

Takeaway

I want to emphasize that our approach is geared towards helping clients navigate renewals and planning effectively. It’s crucial to understand that our aim is not merely to “sell you another mortgage.” Our priority is to ensure that you and your family are well-informed about the available options. If working with us results in finding a better option for you, that’s fantastic. However, please rest assured that if there are superior alternatives elsewhere, we’ll be upfront and advise you accordingly.

Mortgages can be complicated; we are here to help you make “cents” of it.
