Mortgage Renewal
What You Need to Know and How to Prepare

Renewing your mortgage might feel like a simple checkbox — your lender sends an offer, you sign, and move on.

But here’s the truth: your renewal is one of the most important financial moments in your mortgage journey.

It’s an opportunity — not just an obligation.

And when approached with the right guidance, it can save you thousands, improve your cash flow, and better align your mortgage with your life today — not five years ago.

Why Your Mortgage Renewal Matters

When your term ends, your remaining balance becomes due in full. Most homeowners simply renew with their current lender, often without reviewing their options.

That’s where many people leave money on the table.

At renewal, you’re not locked in — you have the ability to:

  • Negotiate a better rate
  • Switch lenders without penalty
  • Adjust your payment structure
  • Consolidate debt
  • Change your amortization
  • Access equity in your home

This is your moment to reset.

What Most People Don’t Realize

Your lender’s first offer is rarely their best.

It’s designed for convenience — not optimization.

And while it may feel easier to sign and move on, taking a little time to review your options can make a meaningful difference over the next term.

Even a small rate difference can translate into thousands of dollars over time.

A Quick Pulse Check Before You Sign Anything

Before signing your renewal, take a moment to pause and ask yourself:

1. Has your life changed?
Income, family, goals, or lifestyle shifts all matter.

2. Is your current mortgage still the right fit?
Fixed vs. variable, flexibility, and features should reflect where you are today. Has your risk tolerance changed?

3. Could you benefit from restructuring?
This might include consolidating debt, adjusting amortization, or freeing up monthly cash flow.

4. Are you getting a competitive rate?
Rates can vary widely — even between major lenders.

Your Options at Renewal

You have more flexibility than most people think:

Stay with Your Current Lender
Simple and familiar — but still worth negotiating.

Switch to a New Lender
Often comes with better rates or features. In many cases, the new lender covers the cost to switch.

Refinance Your Mortgage
Access equity, consolidate debt, or restructure your mortgage to better support your goals.

When to Start the Process

Ideally, you want to start reviewing your options about 5 months before your renewal date — this gives you time to plan with clarity.

At 4 months before renewal, we can secure a rate for you.

If you’re in that window now, I invite you to book a time to connect and review your options.

How to Prepare for Our Call

To make the most of our conversation, here’s what I’ll ask you to have on hand:

For salaried employees:

  • Most recent mortgage statement (including any secured line of credit)
  • Most recent property tax statement (or annual amount)
  • Most recent pay statement
  • Last two years of T4s (if you receive bonus, overtime, or variable income)
  • Child tax benefit amounts (if applicable)

If you are self-employed or have additional income sources:

  • Last two years’ Notice of Assessment and T1 Generals (these are essential)
  • A list of all debts and their monthly payments

This allows me to give you advice that’s not just quick — but accurate and tailored to you.
